Modern Colonial

This classic colonial home had a tough listing record. The home owners tried, unsuccessfully, to sell the home for 3 years. They even had it staged by another agent at one point with no results. There was nothing inherently "wrong" with the house, it just wasn't eliciting the "wow" necessary to motivate buyers. 

Average staging produces average results, and in this case, no results at all. So what did we do differently? First we updated the light fixtures. Our lighting choices spoke the same historical language as the home without dating it. The home needed to be a nod to the past, not a time machine to the colonial era. We also fully staged the home. Thoughtfully played up its historic detailing while keeping it modern and relevant. Making it easy for any potential buyer to envision this home as their home.

 

This home went under contract within its first week on the market and sold for more than list price. Possibly more importantly, this sale was achieved despite a long record of going on and off the market with various agents that— albeit drastic price drops— could not get the property under contract.
